Property Services Director


Summary:
The SEIU Local 105 Property Services Director is a Senior Management position. The Property Services Director is responsible for the internal campaign strategy and program development for the SEIU 221 represented jurisdictions. Building union strength throughout worksites, at the bargaining table, and among member leaders and staff is the focus of the Director’s work. The Property Services Director coordinates with the Member Advocacy Center and the Political Department to ensure that local 221 is protecting the rights and growing the power of the union internally and publically.

Job Description:
Property Services Director’s responsibilities will include but not be limited to:
* Campaign Strategy
- Develop campaigns and strategies to improve working conditions for members through contract improvements, labor/management relations, and worksite action.
- Establish clear membership growth, leadership development, and campaign goals and organize the work of the union to meet those goals.
- Integrate strategic campaigns, politics, and new organizing into the daily work in the field with field staff and member leaders.
* Staff Hiring, Training, Development, Management and Accountability
- Oversee the hiring, promoting, evaluating, counseling and discipline of internal organizing staff with the approval of the President.
- Identify training needs and provide staff trainings to improve effectiveness, techniques, and skills of field staff
- Works closely with Field Staff within their jurisdictions on strategic plans, set goals, create plans to meet those goals and ensure accountability to the goals of the union.
- Arrange for coverage of staff responsibilities during staff absences.
- Lead in the development of a team approach that utilizes the skills of field staff most effectively on behalf of the membership
- Works closely with the staff to ensure that members’ rights are protected on the job. Ensures representation compliance with contracts, State and Federal law.
* Collaborative Program Implementation
- Work effectively with Political, Health Care, and External Growth staff to fully implement the Local’s programs
* Lead in the development of an Organizing Culture
- Cultivate member-ownership and responsibility
- Establish a campaign-based culture around representation, bargaining, internal membership drives, worksite issues, growth, politics, and to defend the union from attacks.
- Work closely with member leaders in assigned regions/areas to coordinate programs and campaigns for that area.
- Act as an agent of change, consistently challenging leaders and staff to think differently about their work to implement the Local Union’s vision.
* Represent Local 105 at various SEIU and other organization functions.
* Perform other related duties as required/assigned by the President.

Job Requirements:
The ideal candidate will possess the following experience:
Work effectively with members and staff from diverse ethnic, social and economic groups.
* Exercise excellent judgment while working under extreme pressure.
* Proven ability to develop and win comprehensive campaigns.
* Proven ability to develop effective strategies and lead teams in a variety of assignments.
* Manage leadership of teams in multiple industries, spread over wide geographic areas.
* Develop and mentor staff.
* Work effectively as part of the senior leadership team.
* 3+ years of supervisory experience.
* 5+ years of organizing experience.
* Experience bargaining labor contracts in the public sector a plus.
* Proficiency in Spanish a MUST
